La Mesa Real Estate: 91942 is the Place to Look For a Home Under $350,000

Sales prices have increased 20 percent since last year in 91942, but you can still find a good deal in the area.

La Mesa's 91942 has increased again to a 19 percent combined gain in sale price over 2012 year to date. This exceeds the average overall increase in East County at 17 percent, while sliding in just under the county gain of 20 percent in June, according to SANDICOR data. The highest sale reported in 91942 year to date remains at $757,500.

As summer rolls in, many areas throughout the county are reporting an increase in active inventory for sale.

Most communities throughout the county are reporting inventory increases this month. Unfortunately, 91942 is not one of them. Inventory levels have dropped from a 24 day supply last month to a paltry 18 day supply.

The area has an active inventory mix of 3 percent foreclosures, 9 percent short sales and 88 percent traditional sales.

La Mesa's 91942 is posting detached sale price gains of 20 percent, exceeding both East County and overall county averages. While the attached gains are below those averages, the supply has dwindled significantly this month which may push those numbers up a bit faster.

Of the 4,783 homes for sale in the county, less than 19 percent of those are under $350,000. Those buyers suffering from sticker shock should consider heading out to 91942 where 33 percent of active inventory is under $350,000.
