La Mesa Real Estate: Shrinking Inventory in 91941

The average sale price for a detached home in 91941 was $496,627 last month.

La Mesa's 91941 stumbled back a bit this month to a 16 percent overall gain in sale price over 2012 year to date. This slides in just under the overall increase of 17 percent in East County and the 20 percent San Diego County average gain in June, according to SANDICOR data. The highest sale reported YTD in 91941 year to date remains at $1.3 million.

Most communities throughout the county are reporting inventory increases this month. 91941 is not one of those communities. The 51 day supply reported in May has been reduced to 36 days. Although that isn't great news, 91941 is still enjoying one of the more favorable inventory positions in East County.

The good news continues with an active inventory mix of 2 percent foreclosures, 2 percent short sales and 96 percent traditional sales.

With a current year to date gain of 28 percent over 2012 and only a 15 day supply of homes for sale, the conditions for condo and townhouse sellers could not be more favorable. Those that have been sitting on the proverbial fence may want to ready themselves to leap off before the conditions shift.
