Grossmont Village on its way to Smoke-Free living

“Grossmont Village” Home Owners Association has started to take action in the embellishing of this community and improving its occupant’s living conditions. The possibility to convert this community into a “Smoke-Free Complex” has been brought into discussion by several board members because of the problems that arise when smoke travels from unit to unit, and the benefit Grossmont Villagers could enjoy from this applying this restriction.

The major concern for actual residents is the problem of ‘Secondhand smoke’. It is really hard if not impossible to completely eliminate cigarette smoke odor from infiltrating into the units. Most HVAC companies have claimed it is impossible to completely sanitize the duct to eliminate the odor from previous resident that smoke.

This smoke not only enters ducts but also stays in carpet floors, ceilings and even wooden walls and furniture repelling possible buyers, renters, and actual residents of the condominium. Cost to remove odor can add up to “$12,000” and has proven to greatly complicate the process of selling these residences.

There is evidence that the addition of this restriction to existent CC&R of condominiums have attracted new and more residents, and reduced resident conflicts (not to mention the improvement of everyone’s health) in several other communities such as in Calabasas CA, Seattle WA, and Chicago (see references below).

Grossmont Village has started the process of cleaning La Mesa’s air making it healthier for all its residences. Although the application of this amendment can take time, it is has proven to be quite easy to enforce in other communities. For this reason, Grossmont Villagers are moving forward with the confidence that it will not only result in the benefit of every resident but it will also improve the value of each one of its homes.
