PBID Petitions to be Mailed as Early as October

Residential property owners affected will receive a petition in the mail. Did I say residential? Yes, I did.

The La Mesa Village PBID (Property-Based Business Improvement District) is wrapped up.  The consultant will take the next few weeks to work out the assessment rates and then those business and residential property owners affected will receive a petition in the mail.  Did I say residential?  Yes, I did. 

This is new.  All residential properties located in the PBID footprint will pay a nominal fee of $25/unit.

The next step will be to mail a petition to all property owners listed on the county tax assessor's records.  This mailing is tentatively scheduled for October.  Watch your mail.

ALL PROPERTY OWNERS NEED TO RESPOND TO THE PETITION, and here's why:

If property owners don't respond to the petition, then it will reduce how many votes required to make a majority.  Votes are not counted by person or by parcel.  They are counted by how much money you pay in, but don't let that discourage you from participating — every vote adds up!

Example:  $378,000 is the budget.  A majority vote would equal $189,001.

BUT if only $200,000 worth of petitions are received then a majority vote would equal  $100,001

My best conservative estimates for the big property owners are as follows:

(using www.findlotsize.com for parcel sizes and then using the latest rates of $6.30/lf frontage; $.063/sf lot size; $.020/sf building size)

These are annual fees (rounded downward):

$11,000 Henry's

$14,000 La Mesa Lumber

$40,000 Vons

$62,000 City of La Mesa

$127,000 - total voting power, should these 4 parcels vote the same.
