Park Station Rep Answers Questions at Recent East County Realtor Meeting

Government affairs committee told that the American Legion can stay where it is on the property targeted for major development.

A representative of Park Station at the Crossroads recently met with the East San Diego County Association of Realtors Committee on Governmental Affairs to talk about the progress of this big project and to get some feedback from the Realtors, and hopefully their support.

The site for the Park Station has been owned by the Kitzman family for 50 years and is currently home to auto industry lots and assorted businesses.

American Legion Post 282 is a co-applicant on the Park Station project and they are joining the Kitzman family in requesting an amendment to the zoning on their property.  If the city approves the project proposal, this arrangement provides the Legion the flexibility to incorporate their post into the Park Station project, potentially relocate or stay exactly where they are.

The website for Park Station is up and very informative.

This week in La Mesa Real Estate Activity

A lot of action this week.  Nineteen new single-family homes and three condos came on the market.  Sixteen homes sold and went into escrow and nine closed escrow.

My Pick of the Week is 769 Live Oak Dr.  (It is in that area of Fletcher Hills that weaves in and out of La Mesa.) It is that perfect blend of function and beauty that makes one say wow!  A three-bedroom, two-bath home, it has a family room and lovely back yard with patio, and is truly move-in ready.  Listed for $435,000 by Tina Rogers of Coldwell Banker, La Mesa.

My second Pick of the Week is 7225 Macquarie St. 91942,  listed by Scott Hamm of Regal Realty for $315,000.  This is a lot of house for this amount, even in today’s market. With three bedrooms and two baths and two-car garage, it has been updated with dual-pane windows.

This is the second week of Sotheby’s International Realty companywide open house extravaganza so get out and see for yourself the homes that are on the market.

I will be holding an open house at 9360 Lavell St. from 1-4 p.m. Sunday.

While you are out, see independent broker Bill Krumholtz’s new listing at 9257 Virginian Ln. Built in 1976, it is a three-story home in the Historical La Mesa artist colony.  Great views and a guest house on the property make this one of the ones to see.  Listed for $529,500, it is an excellent buy.

Southridge, a multifamily, 68-unit, garden/low-rise apartment complex at 7200 Saranac St. is on the market for $8.1 million.  This is about $119,000 per unit.  Included in the amenities are a heated pool-spa area, community clubhouse, private sauna and fitness facility, community laundry and additional storage.  Listed by CBRE, its info flier informs the potential buyer that it is steps from the trolley station and a two-minute ride to the center of the campus at San Diego State University.

California Pulls Out of Wrongful Foreclosure Settlement

California State Attorney General Kamala Harris decided not to join a nationwide settlement with major U.S. banks over foreclosure abuses, citing the upswing in foreclosures in recent months as a major deciding reason.

In a letter to some of the 50 other attorneys generals, Harris said the deal is “inadequate” for homeowners while providing too much immunity for bank officials. The group of AGs was formed in the aftermath of the “robo-signing scandal,” where many banks and mortgage companies were accused of rubber-stamping foreclosures without actually reviewing homeowner loan documents.

In announcing her decision to reject the settlement, Harris said she had broadened the state’s Mortgage Fraud Strike Force mandate to investigate all aspects of the mortgage process, including how loans are originated, how they are serviced and how they are bought and sold on the secondary market.
